
Analysis of Assessments:
After an assessment, we analyze the results, report to you, and recommend whether or not an appeal is necessary. When appropriate, we will prepare and file complaints to the Assessor's Office and attend hearings related to those appeals.
Appearance before the Assessor and State Boards:
We report the results of assessment complaints and recommend further steps when needed. If necessary, we will prepare and file complaints to the Board of Review or Equalization and present evidence at hearings on those complaints.
Analysis of Final Assessments:
We will report results from Review Board hearings, analyze final assessments, process tax payments under protest when necessary, and if appropriate, prepare, and file cases with the State Board of Tax Appeals or Tax Court.
Advice On Purchases:
Prior to a client's purchase of property, we investigate the tax status of the property and offer recommendations based on the tax issues we find.
Taxes & Property Improvement Management:
During the construction of improvements, AVS Valuation Services monitors partial assessments and presents matters to the Assessor to correct and adjust original assessments. If necessary AVS Valuation Services will also change the legal classification of property. We also review and verify line items showing the cost approach on the Assessor's record cards. This insures that the assessment is limited to those improvements actually made.
Property Tax Budgeting and Planning:
Good property management also includes the ability to accurately forecast future taxes based upon assessments, new construction and future acquisitions. We can provide you with the estimates necessary to help you make sound management decisions and forecasts.
